Getting a house listed is rarely one big job. It is a list of small ones, and every item on it is something a buyer will notice during a showing or an inspector will write down. This is the work we handle before your home goes on the market.

Staging is what most sellers think of first, but it only works on a house that is already sound. Fresh furniture in a room with a cracked wall or a door that will not close draws the eye straight to the defect. We handle the repair and finish work that has to come first — patched and painted walls, working doors and windows, clean caulk lines, lighting that matches — so that when the house is staged and photographed, nothing undercuts it.

What is included in home sale preparation services?
For most sellers it is a punch list rather than a single job: drywall patching, touch-up paint and trim, caulking, sticking doors and windows, minor plumbing and light-fixture swaps, plus the exterior items a buyer notices from the driveway. We walk the house with you or your agent and work through the list in as few visits as possible.
Do I need a full inspection before listing?
Not always. Plenty of sellers skip a pre-listing inspection and simply fix what is visibly wrong. An inspection is worth it when the house is older or you expect the buyer’s inspector to find something structural — it is better to know early than to renegotiate after an offer. Either way, we can work from an inspection report or from a walkthrough.
How fast can repairs be done before closing?
It depends on the size of the list and where we are in the week, but most pre-listing punch lists are a matter of days rather than weeks, and we schedule around your listing or closing date. Tell us the date you are working toward when you call and we will be straight with you about what fits.
Do you work directly with real estate agents?
Yes. A good share of this work comes from agents who need a client’s repair list handled quickly and without being managed. We can coordinate with the agent, the seller, or both.
